Best Staging Success Story of 2022
With statistics like βstaged homes sell for 20% moreβ and βstaged homes can see an average ROI of 400%β itβs no surprise that staging can be a game changer when it comes to selling your home. While there are a lot of factors that go into the successful sale of a house (pricing, the agent you work with, professional photos), staging is a tried and true marketing tactic great agents suggest for a reason. Just take a look at our favorite staging success story below!
From 220 days on the market, to sold in 11!
Same agent, higher price, new look!
This home spent a combined 220 days on the market, being withdrawn and then expired. After teaching a class at a nearby office, we met the agent and she immediately reached out to us for help! She was more than ready to get the home sold for her clients. We went to the home for a consultation and recommended the home owners remove their furniture and have the home completely staged. Luckily, they had a rental they could move into so this was an option. The motivated sellers got to work quickly on our edit suggestions. They moved out and we moved in!
Before
After
The goal of staging is more or less to neutralize and simplify the home. One thing you will hear most agents suggest to their sellers before listing is to depersonalize the home. This includes removing photos, sports memorabilia, personal items and anything else that makes the home feel too personalized. The house becomes a product you are trying to sell the moment it hits the market, so it is important to disassociate as much as you can. We want every buyer who walks in to see themselves living there and all the possibilities of making it their own, basically somewhat of a blank canvas for them. Bold colors, excessive furniture or too much personal flair can distract a buyer from seeing what we want them to see: how great the house is!
Before
After
This stage was a perfect example of the success staging can bring home sellers! As you can see in the before photos, there was a lot of color and furniture. When walking through through the home, I was impressed at how grand and beautiful it was; however, I was finding myself so distracted by the colorful art and furniture that it was hard to focus on the home itself. Itβs so important to remember that staging has nothing to do with design or personal taste and everything to do with how the buyer will view your home. Staging is the best way to appeal to the most home buyers!
